NOTICE OF SHERIFF’S
FORECLOSURE SALE
NOTICE IS HEREBY GIVEN that under and by virtue of an Amended Judgment dated December 3, 2015, entered in that action wherein CorTrust Bank, N.A., Plaintiff and holder of a certain note and mortgage executed by Richard Baysinger and Arlene Baysinger in favor of CorTrust Mortgage Inc., which mortgage was dated April 25, 2013, and recorded in the Office of the Sanborn County Register of Deeds in Book 131 of Mortgages on Pages 168-177 on May 1, 2013, and was subsequently assigned to CorTrust Bank, N.A. pursuant to an Assignment of Mortgage dated April 25, 2013, filed for record on May 1, 2013, in Book 131 of Mortgages on Page 178 in the Office of the Register of Deeds of Sanborn County, South Dakota, obtained a Judgment against Defendants Richard Baysinger and Arlene Baysinger in the amount of $96,619.01, including interest, disbursements, and fees, and adjudging the mortgage lien of CorTrust Bank, N.A. to be a prior lien, I am commanded to sell the real estate described as follows:
The West One Hundred Fifty-five Feet (W.155’) of the North Two Hundred Feet (N.200’) of the South Three Hundred Seventy-five Feet (S.375’) of the Northwest Quarter of the Southeast Quarter (NW¼SE¼) of Section Four (4), Township One Hundred Six (106) North, Range Fifty-nine (59), West of the 5th P.M. Sanborn County, South Dakota.
This sale is made subject to redemption in the manner provided by law and in accordance with the total indebtedness due at the time of such redemption as authorized by law in satisfaction of all of said obligations.
Public notice is hereby given that on Monday, February 8, 2016, at 10:00 a.m., on the front steps of the Sanborn County Courthouse, 604 West 6th Street, Woonsocket, South Dakota, I will, in obedience to such Judgment, sell the above-described property in the fashion indicated herein, or so much thereof as may be necessary to raise sufficient money to satisfy such Judgment with interest and costs, to the highest and best bidder for cash, lawful money of the United States.
