NOTICE OF REAL ESTATE SALE
Judgment in the amount of $182,236.28 having been entered in favor of plaintiff and against defendants, which Judgment was filed with the Clerk of Courts of Sanborn County, South Dakota, on March 29, 2019, for the foreclosure of a real estate mortgage,
Notice is hereby given pursuant to said Judgment that the real property described in the Mortgage dated March 20, 2017, which Jonathan C. Enfield and Jennifer Enfield, Mortgagors, executed and delivered to Cohano Investments, LLC, Mortgagee:
Lot A of Rubendall Cattle Company, Inc., Addition, a subdivision of a portion of Lots Three (3) and Four (4) of Section Three (3), Township One Hundred Five (105) North, Range Sixty (60), West of the 5th P.M., Sanborn County, South Dakota, except 17` off West side and Except Lot H2 and Lot A
and recorded in the office of the Register of Deeds of Sanborn County, South Dakota, on March 30, 2017, as Book 138 of Mortgages, Page 75. Said mortgage has been assigned to Nebraska State Bank & Trust Co. by Assignment of Mortgage recorded on May 15, 2017, as Book 138 of Mortgages, Page 302, in order to realize the amount of $150,000.00 as of March 20, 2017, plus interest accruing thereafter on said amount at the rate of 12.00000 percent per year, together with the costs and expenses of sale, will be sold subject to redemption as provided by law as one parcel of land at public auction, subject to the lien for unpaid real estate taxes and assessments of Sanborn County, South Dakota, and easements and restrictions of record, to the highest bidder for cash under the direction of the Sheriff of Sanborn County, South Dakota, at the front door of the Sanborn County Courthouse, in Woonsocket, South Dakota, on August 1, 2019, at 10:00 AM (CT).
If the sale is set aside for any reason, the Purchaser at the sale shall be entitled only to a return of the deposit paid. The Purchaser shall have no further recourse against the Mortgagor, the Mortgagee or the Mortgagee’s attorney.
