NOTICE OF MORTGAGE
FORECLOSURE SALE
1. By virtue of a Judgment and Decree of Foreclosure rendered on Sept. 14, 2016, and docketed in said Court on Sept. 15, 2016, in the above entitled action, said Judgment and Decree of Foreclosure being in favor of the Plaintiff, Farm Credit Services of America, FLCA, and against Defendants, Olen G. Ettswold and Melanie Ettswold, for the sum of $557,681.43, which Judgment and Decree of Foreclosure was directed and delivered to me as Sheriff in and for Sanborn County, South Dakota, I have by virtue of the Judgment and Decree of Foreclosure levied upon all of the right, title and interest of Defendants Olen G. Ettswold and Melanie Ettswold, above named in and to the following described real estate:
SE1/4 Sec. 17-106N-61W 5th PM;
SW1/4 Sec. 21-106N-61W 5th PM;
SW1/4 Sec. 35-106-N-61W 5th PM.
SE1/4, except Ettswold Tract A and except 17 feet off west side for highway right of way, Sec. 35-106N-61W 5th PM, Sanborn County, South Dakota.
2. The following mortgages are being foreclosed:
A. That certain mortgage dated Dec. 4, 2008, which mortgage was recorded in the office of the Register of Deeds of Sanborn County, South Dakota, on Dec. 5, 2008, at 9:30 o’clock a.m., in Book 122, Pages 488-490; and
B. That certain mortgage dated April 14, 2010, which mortgage was recorded in the office of the Register of Deeds of Sanborn County, South Dakota, on April 15, 2010, at 9:40 o’clock a.m., in Book 124, Pages 975-977.
3. Notice is hereby given that I, the undersigned Sheriff, as aforesaid, will sell the above described real property to the highest bidder for cash at public auction, at the front door of the Sanborn County Courthouse in Woonsocket, South Dakota, on Nov. 8, 2016, at 1:00 o’clock p.m., on that day to satisfy the said Judgment and Decree of Foreclosure, together with interest and costs thereon.
4. The premises will be sold subject to redemption as provided by law in the State of South Dakota. The premises will be sold as one contiguous unit.
5. So far as can be determined from the records of the Sanborn County Register of Deeds and Clerk of Courts, there are no prior liens of record, except for real property taxes in the amount of $15,506.62, and persons interested are referred to the records of the Register of Deeds and Clerk of Courts for further details.
